About this home

Mouans-Sartoux, Côte d´Azur, France

Set between the storied villages of Valbonne and Mougins, Villa Castellaras offers a serene base from which to savour the Côte d’Azur. From this tranquil hillside estate you are within a short drive to top range golf courses, medieval squares and Michelin‑starred restaurants, while the glamour of Cannes and the broader Riviera is just down the road. The region boasts 300 days of sunshine, crystal‑clear waters, small authentic beaches and villages, and countless opportunities for cycling, golf, tennis, padel and water sports. Direct from the villa you access scenic hikes along canals, through pine‑lined hills or up into the mountains towards Grasse. Nice airport is only 25 minutes away, making it effortless to come and go.

Beyond its privileged location, Villa Castellaras itself is designed for sharing life’s finest moments. Set on a 5,000 m² lush, gated plot with total privacy and security cameras, the 344 m² néo-provençal villa features seven bedrooms, six bathrooms and several expansive living areas. Two fully equipped kitchens and dining spaces - in the main house and pool level - make it easy for multiple families or couples to share memorable experiences together. Outdoors, the 82 m² heated swimming pool, petanque court and 677 m² of terraces invite al‑fresco living, while a summer kitchen with barbecue and cold storage means meals stretch into lingering evenings. With a car included as well, you are fully set for when the urge for roadside adventures arise.

The Villa Castellaras marries French Riviera elegance with modern ease; every space is designed to showcase the panoramic views and sunsets over the Esterel mountains and the Bay of Cannes. We curate every detail, from the gardens and interiors to the service and management, so you can just arrive, unwind and live in the moment.

Perfect your swing at the Golf de Saint Donat
The Active Riviera
Villa Castellaras is the perfect base for an active lifestyle and is a golfer’s paradise with acclaimed courses like Royal Mougins Golf Club and Golf d'Opio Valbonne just a short drive away. Enjoy challenging rounds under the Provençal sun at the hilly Golf de Saint Donat, only 2.5 km away, and perfect your game at world-class facilities. Direct from the villa, you can embark on a range of exciting nature activities. Take a run or bike ride on the gravel path along the historical canal, Canal de la Siagne, with private access from the property. This flat, car-free route is an oasis for excursions away from the heat of the coast. For racket sports, tennis and padel courts await at Tennis Club Mouans-Sartoux right in the immediate vicinity. The Riviera tempts with a sea of opportunities where you can swim in the crystal-clear water, try your hand at watersports in the Bay of Cannes, or enjoy a bike ride through picturesque villages inland in Provençe.
Mougins - The heart of art and gastronomy
Mougins is not merely an elegant hilltop village; it is a historical canvas that has attracted artists and gourmets for generations. The village, which clings to the hillside with panoramic views over the Bay of Cannes, has a rich past stretching back to the Middle Ages. Mougins’ true transformation, however, came when it became a cherished retreat for the international artistic community. Most famous is Pablo Picasso, who spent the last twelve years of his life (1961–1973) at the villa Notre-Dame-de-Vie just outside the village center. His presence cemented Mougins' reputation as a sanctuary for creativity, and he was followed by other luminaries such as Man Ray, Francis Picabia, and Fernand Léger. Today, Mougins is well known as a gastronomic center on the Riviera, boasting an exceptional number of restaurants relative to its size, including several Michelin stars. Its winding, flower-adorned streets are filled with galleries, ateliers, and exquisite dining establishments.

Valbonne
Valbonne - “The good valley”
Valbonne is a unique jewel on the Côte d’Azur, known for its remarkable architecture and its enduring Provençal charm. Unlike most medieval villages, Valbonne was not built organically; it was designed according to a Roman military camp-inspired plan when it was founded by monks from the Lérins Abbey in 1519. The result is a perpendicular network of streets – le plan en damier (the checkerboard plan) – which gives the village an unmistakable, open, and elegant character. This urban plan, which is entirely unique to the region, encircles the central Place des Arcades; a lively piazza where cafés and restaurants nestled under the arcades form the social heart of the village. Valbonne is a rare example of a village that has managed to retain its authentic, relaxed Provençal atmosphere despite its proximity to the Riviera’s glamour. While Valbonne is historical, it is also dynamic. It is adjacent to the Sophia Antipolis technology park, which adds an international and modern touch, creating a perfect balance between authentic charm and modern advancement.
Culinary delights
With a proud Provencal culinary culture, an abundance of eateries entice you with a taste of local produce and authentic French cuisine. After a day indulging in the Riviera lifestyle to the fullest, charming bistros and gourmet restaurants invite you to sample exclusive dishes, prepared with love and passion by seasoned local chefs. In Valbonne, you can enjoy authentic dishes with a great atmosphere on the village square. After exploring the 16th century village streets, please make sure to visit the Le Café des Arcades for a good French meal or just for a glass of rosé. Truly genuine and within a short drive from Villa Castellaras.

After a day filled with adventures, the pool invites lounging with a view.

"It's like a Kinder Egg – you get a significantly larger and better home for the budget you had planned to spend alone, and you get 100% hassle-free ownership of the property. Co-owning holiday homes is much more rational than having your own apartment or cabin sitting empty for most of the year."
